You contact us, by phone or via our contact form, and arrange a joint appointment on site or at our office in Königstraße 80, where we will advise you on renting an apartment in Stuttgart.

We will give you an assessment of the market situation, as well as the possible rental price. All points of the rental are contractually recorded (term, rental price, tenant request, etc.) and the rental activities can begin.

We record all data, obtain all relevant planning documents and statements, photograph your property in an appealing way, also with the drone, shoot viewing videos and create a professional exposé.

4.

We contact pre-registered interested parties and customers. Often a suitable and reliable tenant is already found here, so that the apartment rental is done quickly: this is our advantage in Stuttgart.

We take a strategic approach to the market and offer the property in an appealing way in various media (Internet, newspaper, homepage, etc.).

6.

All appointments, viewings and negotiations are carried out by us. Even after work, on weekends or on public holidays. There is still no effort for you.

The right choice

In Germany, the client pays principle applies to the rental of living space. This means that the person who commissions the broker also pays the broker’s commission. This can be either the landlord or – if it turns out that way – the tenant.

Basically, we always need a rental order from you as the owner for the rental of your property. In certain cases, however, it may happen that we already have a suitable prospective tenant in our search customer database. If this is the case, there may be an additional advantage for you. This possibility exists, but is not guaranteed.

1. Optional mediation via our search customer

We have an extensive and constantly updated database of prospective tenants who are actively looking for properties. Due to our strong online presence (e.g. under search terms such as “Immobilien Stuttgart” or “Immobilienmakler Stuttgart”), we can regularly attract solvent tenants who commission us directly and take over the commission.

If there is someone among these search customers who exactly matches your property, we can establish this contact. The prerequisite for this is that you give us the opportunity to present your property to suitable interested parties. However, there is no guarantee that this will succeed in every case. If there is no suitable prospective tenant, we need a regular rental order to become active for you.

2. The classic rental order

The proven method: You commission us directly with the rental of your property. In this case, we take over the complete rental process for you – from the determination of the rental price to the professional marketing to the selection and examination of suitable tenants.

For this service, we charge a compensation of 2 net monthly rents plus VAT (tax deductible). Individual agreements are possible depending on the rent level. In addition, we can check a possible rent increase on request or include a termination exclusion (up to 4 years) in the rental agreement.
