What do you need the valuation for?

Background information

Sale of a property

For the sale of a property, you usually only need a short report. In it, you will quickly and soundly receive the realistically achievable price for your property.

Marriage or divorce

In the event of marriage or divorce, you can have either a short or full report prepared. In the event of an amicable agreement, a short report is usually sufficient. In the event of a legal dispute or if values have to be proven before the tax office or court, we recommend the preparation of a full report. Both reports are legally sound.

Gift or inheritance

If you only need a valuation for your own information, a short report is sufficient.

However, if you want to challenge the flat-rate value of the tax office, you need a full report. With this report, you can provide proof of a “lower common value” to the tax office. Such proof usually has a reducing effect on the gift or inheritance tax due and should therefore be legally sound.

Accounting of a company

When it comes to the accounting of a company to the tax office, insurance companies or investors, a full report is always required.

In a full report, the property value is presented in a comprehensible manner in accordance with the accounting standards according to HGB (German Commercial Code) and IFRS (International Financial Reporting Standards) of the IASB (International Accounting Standards Board). Only in such a report are the corresponding derivations and calculations made transparent.

On request, we prepare both initial valuations and follow-up valuations of properties.

The choice between a short and a full report depends on the intended use. Here is a brief explanation of where the differences and corresponding areas of application lie.

Short report – for private use

A short property report is a written document that is prepared to determine the value of a property. In contrast to a detailed report, which includes a comprehensive assessment and analysis of the property, a short report refers to a simpler and faster assessment.

A short report can be used for various purposes, such as determining the selling price of a property, for asset valuation or for lending. It can also be used as a source of information for the purchase or sale of real estate.

A short property report usually contains a description of the property, an assessment of the location, condition and market value, as well as a summary of the most important factors that influence the valuation.

Full report – for all legal matters

A full property report is a comprehensive written document that is prepared to determine the value of a property. In contrast to the short property report, the full report includes a more detailed assessment and analysis of the property.

It usually includes a thorough examination of the property, an analysis of the market, an assessment of the condition and quality of the property, as well as an assessment of the surroundings and location. The full property report also usually contains a detailed description of the property as well as a summary of the most important factors that influence the valuation.

It is often requested by banks, insurance companies, courts or other institutions to make an informed decision about the value of a property.

The basis

Your reliable valuation report from a professional

We inspect the property with you to check it for structural defects. After a thorough inspection, we determine the asset value and market value of the property and can thus provide you with important indicators and arguments for the sale or purchase of the property. A valuation report also offers important clues for those who want to buy a house or apartment in Stuttgart.

We are repeatedly asked whether a report is really worthwhile for this or that case. The answer is simple: Real estate sales usually involve a lot of money. Even a small deviation can be noticeably noticeable in your wallet. For this reason alone, a report is almost always worthwhile and if not, we will tell you beforehand. The determination of the market value of real estate is regulated by law. The basis is §194 BauGB and the corresponding regulations and guidelines. It is not only important to comply with the legal regulations, a report must be comprehensible for the expert and understandable for the layman.

  • Property appraisals and valuations for the objective and reputable price of the property
  • Consideration of all relevant factors such as traffic conditions, surroundings, renovation requirements
  • Available in various levels of detail

As a real estate appraiser, we would be happy to work for you in Stuttgart

A real estate appraisal, as it is called in detail, calculates all the essential circumstances relating to the property. The most detailed document in this regard is the full appraisal, in which factors such as market value and location, external conditions such as street noise and air cleanliness, the value of the surrounding properties, the need for renovation and the like are included in the calculation. This is also of interest to buyers, because when buying an apartment, not only in Stuttgart, the need for renovation of older buildings can be as much as 50 percent of the asking price – having objective, reputable estimates available here gives both the buyer security and the seller another argument in hand. This is how the cards are put on the table, so to speak. A price that includes all the usual follow-up costs, restrictions on the enjoyment of living as well as the advantages makes a purchase decision easier and gives the seller the certainty of neither giving away money, so to speak, nor possibly having to try to sell a property for years. As a real estate appraiser in the Stuttgart area, we are happy to work for the sellers in order to evaluate your property seriously, quickly and efficiently.
