The Maile real estate financing tool

Almost everyone who buys a property needs to obtain information or advice on a specific topic: Financing. Especially in these times of comparatively high interest rates, it is absolutely essential to get an overview of all the costs involved in buying a property. Conversely, it is both important and exciting to find out what maximum property value you can afford in view of your current financial situation.

As financing and the budget are key issues when buying real estate, we have implemented two user-friendly tools on our website in cooperation with BAP Capital, which offer plenty of space to play with individual parameters in order to get a feel for the topic. We would like to explain these in more detail below.

1. the financing calculator

The financing calculator immediately provides you with information individually tailored to your situation so that you can get an overview of your real estate financing. The basis for this is the following parameters, which you enter yourself:

  • Purchase price
  • Equity
  • Fixed interest rate: The duration of the fixed interest rate can be specified here, i.e. the period in which you have a secured interest rate in relation to the amount. A period of between 5 and 20 years can be selected here.
  • Repayment option: Here you can choose between a percentage rate or an absolute monthly installment
  • Interest rate

The financing tool now indicates the total purchase costs you will incur according to the parameters you have entered. The ancillary purchase costs are added to the purchase price. After deducting your specified equity, you will receive the total amount of your loan.

You will also receive an overview of the amount you have already repaid at the end of the fixed interest period, as well as the amount of interest paid. You can also see the amount of the remaining debt, which is important for any follow-up financing. Finally, the tool shows the imputed loan term and a possible repayment plan.

2. the budget calculator

The budget calculator shows you the maximum property value you can afford based on your personal situation. Just like our financing tool, this requires you to enter a few parameters individually:

  • Employment relationship
  • Residence permit
  • Monthly net income
  • Equity capital
  • Persons in the household
  • City of the property

Based on this information, the budget calculator calculates the maximum loan amount for you with and without broker commission. You also have the option of adjusting the monthly installment manually, depending on your risk appetite.
